At Cambridge Property Investments we fully understand that letting your property can be a worrying experience, especially if it's for the first time and with this in mind our most important consideration to you our Landlord is to provide you with the best possible service and the right tenant for your property.

We never forget that our landlords property/properties are their most important assets and we can and will 100% assure you that by instructing us to act as your Lettings and Management Agents your assets will be in professional and caring hands at all times.

Our Services:

We offer four levels of service which are tailored to suit your specific needs: Pre-tenancy, Tenant Find, Rent Collect and Fully Managed.

These services are described in greater detail below:

Pre-tenancy:

Our Pre-tenancy service is perfect for the landlord who wants to be have their property brought up to a good specification prior to letting. At Cambridge Property Lettings we fully believe in the term " A good property breeds a good tenant". We will send in a highly trained negotiator to look around your property with you and inform you of what we believe needs doing prior to letting, once discussed with you (our landlord) we would then have our own internal team of contractors provide you with quotes prior to agreement and work commencing. The beauty of having your own team of professional contractors is being able to provide a great service at a great price and still rest assured knowing that the consistancy of quality will never deviate.

Tenant find:

Our Tenant Find service is perfect for the landlord who wants to be hands-on. We will find you the perfect tenant, advise you on your legal obligations and then leave you to it until you need a new tenant found.

This service is outlined below:

Market Appraisal:

  • We provide you with a Free market report on your property.
  • We use the data gathered in the market research to advise you on the rental income that you should expect to receive.
  • We get to know each and every landlord personally and subsequently this enables us to provide a tailor-made service.
  • We offer full maintenance and improvement advice, informing you of what improvements you can make to maximise your rental income.

Regulation and Compliance Advice:

We check that the property is compliant with all current regulations and advise you accordingly. We can arrange for the property to be brought into compliance for you or help you along the way.

  • Ensuring that specific furnishings must meet the minimum standards of the Furniture and Furnishings (Fire) (Safety) Regulations 1988.
  • Obtaining an annual Gas Safety Check under the Gas Safety (Installation and Use) Regulations 1998.
  • Obtaining an Energy Performance Certificate.
  • It is optional but we see it as good practice to get an electrical check completed on your property.
  • If your property is an HMO, there are further regulations to comply with. Places vary in HMO regulations but we are specialists in HMO regulations in and around the Cambridge areas so will be able to help you with this.

Marketing:

Here at C.P.I we organise marketing campaigns for each and every property that is on our books.

  • We advertise on all major property portals, including Rightmove and Zoopla.
  • We advertise right here, on our own website.
  • We use our own specifically designed database to match potential tenants with your property.
  • We use an external photography company that specialise in high quality images which are produced from a high resolution DSLR Camera ensuring that we capture the best images of your property including aerial photography.
  • We use highly descriptive, reader friendly literature to ensure that your property gets the full attention that it deserves.
  • We periodically advertise in local newspapers and community magasines.
  • We utilise "To Let" boards so that potential tenants can see that your property is available NOW.
  • We are an established local family run company and we use local links to publicise your property for you.
  • All of our adverts include QR codes so that potential tenants can get instant information on your property insuring that we keep up to speed with the modern world.

Viewings & Feedback:

  • We are able to offer short-notice viewings due to the central location of our office.
  • We provide live internet viewings for tenants that find it difficult to make appointments due to work commitments, unsociable hours or viewing from distance (moving from abroad etc.).
  • We provide registered fully referenced tenants.
  • We provide feedback reports and log these into tenant files Pending successful applications.

Applicants and Offers:

Finding the right tenant really is key to providing a successful tenancy. We do everything we can to ensure that you are happy with your new tenant.

Prospective tenants undergo:

  • An extensive assessment procedure.
  • A financial check including a credit check and a fraud check.
  • An employer reference to verify salary and employment stability.
  • A previous landlord check to vet the potential tenants character and to check if there were ever in any rent arrears. We also enquire to what condition the previous tenancy property was left in.
  • We will pre-vet tenants according to your requests, for example if you would prefer non smokers or non pet owners. Obviously we can only vet according to illegal requirements insuring that there is no discrimination implicated!
  • We negotiate terms on the client's behalf to achieve the best outcome possible for our client, for example we negotiate rent levels (increases), terms of contracts or move-in dates (to eradicate or keep any void periods to a minimal period).

Agreements and Contracts:

  • We will discuss and provide the right contract for you, all of our contracts are easy to read and understand.
  • Our contracts cover our landlords, with reference to the latest legislations.
  • Our contracts are almost exclusively to a minimum of six months.

Inventories:

We highly recommend that you instruct us to carry out an inventory, which will help in case of dispute at the end of a tenancy. All of our inventories come in the form of a written and a photographic inventory to ensure that there are no confusions should a dispute arise.

Move-in day:

  • Upon move-in day we meet the tenant at the property at a mutually agreed appointment time.
  • The tenant will sign all necessary contracts, one will be placed within our file system and one will be forwarded to the landlord.
  • We take all meter readings for gas, electricity and water in the presence of the tenant - These will also be photographed.
  • We will inform the council of the change of tenancy and inform them of the new tenants information.
  • Upon request we provide the landlord with a landlord pack. This includes tenants' references, inventory,a landlord statement, the contract and we then forward the rent and minus the agreed commissions.
  • We can register the tenants deposit with a government deposit scheme for the landlord at a small additional charge or advise you of how you should do this with no charge at all.

Rent Collection Service:

In addition to the services provided in our Tenant Find Service, Our Rent Collection Service also takes care of the following:

  • Collecting rent & transferring it to you via BACs transfer, less our agreed fees.
  • Monitoring rent payments issuing monthly rent statements if required.
  • Negotiating a rent review according to the current market and legislations. 
  • Notification to the landlord if the tenant falls behind on rent and issuing rent arrears letter(s) accordingly to the tenants.
  • Protecting the tenants' security deposits via a government-approved scheme.
  • Upon check-out: we provide a departure check ensuring that the inventory has been replicated in full compared to the original move in inventory that was carried out by C.P.I

Full Property Management:

Our Fully Managed Service offers you complete peace of mind, leaving you knowing that your property is in safe hands & being managed by qualified professionals who are experts in their perspective fields. This ensures the optimum and continued upkeep of your property and the smooth running of your tenancy.

In addition to all the services covered by our Tenant Find and Rent Collection services, in our Full Property Management service we will also take care of the following:

  • Arranging and supervising all repairs and maintenance through our very own internal contractors.
  • We use our own team of fully qualified & approved tradesmen to ensure top quality workmanship at an affordable price.
  • Property inspections after 4 weeks and then every quarter there after.
  • Full negotiation of deposit return.
  • Issuing notices for possession and rent arrears.
  • Pursuing rent arrears.
  • Instigating legal action.
  • Overseas landlord registration and tax exemption if applicable. 

Please rest assured all the management needs of a property are covered within this service; we pride ourselves on ensuring that we act in the best interests of our clients at all times.

When your tenant decides to vacate:

  • We will contact you for re-let instructions in advance of the existing tenancy expiring.
  • Commence re-marketing instantly to ensure void periods are kept to a minimal.
  • Return the tenants' deposit once we have reached a mutual agreement between ourselves and the tenant keeping you (the landlord) fully informed throughout the process.
  • Arrange repairs and cleaning (if required).
  • Make the required preparations ready for your new tenancy to begin.

When the contract expires:

When the contract expires, the tent will be offered another six month tenancy agreement or will continue on a periodic basis unless otherwise agreed by mutual consent.

The prospective landlord would have to provide us with a written quote from the alternative agent highlighting the amount (inc VAT) they have been offered or previously recieved, and the full details of the service that they are offering to provide or previously provided.

At Cambridge Property Investments Ltd we support our very own Fair Tenant Policy meaning that we have only one initial fee for our tenants to pay.

We believe in finding the right tenant each and every time and carry out thorough referencing and compliance checks on behalf of our landlords but we do not believe in making it difficult for our tenants to be able to afford somewhere decent to live by adding huge fees and causing our tenants unnecessary stress, with Cambridge Property Investments Ltd there are no hidden charges for moving in or out of the property, we have one initial charge which covers everything from referencing to market removal, from holding fees to check in and inventory fees and we believe that our initial fee is still smaller than most,if not all of our competitors here in Cambridge making your life easier as a tenant and leaving us concentrating on providing the 1st class service that both our landlords and tenants are accustomed to receiving from us.
